Anhang für das Geschäftsjahr 2016NordEstate Maintal GmbH, Frankfurt am MainAllgemeine Angaben Der Jahresabschluss zum 31. Dezember 2016 wurde unter Beachtung der gesetzlichen Vorschriften gemäß §§ 264 ff. HGB sowie der ergänzenden Vorschriften der Verordnung über Formblätter für die Gliederung des Jahresabschlusses von Wohnungsunternehmen aufgestellt. Von den Erleichterungen für kleine Kapitalgesellschaften gemäß §§ 274a, 276, 288 i.V.m. § 267 Abs. 1 HGB wurde Gebrauch gemacht. Für die Gewinn- und Verlustrechnung wurde das Gesamtkostenverfahren gewählt. Bilanzierungs- und Bewertungsmethoden Das Sachanlagevermögen wurde zu Anschaffungskosten und - soweit es sich um abnutzbares Sachanlagevermögen handelt - vermindert um lineare Abschreibungen angesetzt. Die Abschreibungsdauer wurde entsprechend den steuerlichen Vorschriften vorgenommen. Die unfertigen Leistungen betreffen noch nicht abgerechnete Betriebskosten. Sie werden zu Anschaffungskosten unter Berücksichtigung des strengen Niederstwertprinzips angesetzt. Die Forderungen und sonstigen Vermögensgegenstände werden zum Nennwert unter Beachtung des Niederstwertprinzips angesetzt. Erkennbaren Einzelrisiken wurde durch Wertberichtigungen Rechnung getragen. Die Rückstellungen beinhalten alle erkennbaren Risiken und ungewissen Verpflichtungen. Die Verbindlichkeiten sind mit ihrem Rückzahlungsbetrag angesetzt. Die Umrechnung von Geschäftsvorfällen in fremder Währung erfolgte mit dem EZB-Referenzkurs. Erläuterungen zur Bilanz Die Verbindlichkeiten gegenüber verbundenen Unternehmen beinhalten EUR 173.881,40 (Vorjahr: EUR 171.877,63) gegenüber Gesellschaftern. Sämtliche Forderungen besitzen eine Restlaufzeit von weniger als einem Jahr. Die Fristigkeiten der Verbindlichkeiten sind im nachfolgenden Verbindlichkeitenspiegel dargestellt. Die Verbindlichkeiten gegenüber Kreditinstituten sind in voller Höhe durch Grundschulden sowie Verpfändung von Forderungen gegen Mieter und Guthaben bei Kreditinstituten besichert. Sonstige Angaben Geschäftsführer der Gesellschaft war im Geschäftsjahr 2016 und ist derzeit: Kim Allan Schott, West Drayton, Vereinigtes Königreich Herr Schott ist Mitglied des Board of Directors der NordEstate A/S, Aarhus, Dänemark, und hauptsächlich für den Bereich Asset Management zuständig. Der Jahresabschluss der Gesellschaft wird in den Konzernabschluss der Muttergesellschaft NordEstate A/S, Aarhus, Dänemark, einbezogen.
