Anhang A. Der Jahresabschluss zum 31. Dezember 2023 ist nach den Rechnungslegungsvorschrif- ten des Handelsgesetzbuches aufgestellt. Es handelt sich um eine kleine Kapitalgesell- schaft & Co. nach § 264 a Abs. 1 HGB i. V. m. § 267 Abs. 1 HGB. B. Die Sachanlagen werden mit den Anschaffungs- oder Herstellungskosten vermindert um planmäßige Abschreibungen angesetzt. Die planmäßigen Abschreibungen wurden im Berichtsjahr nach der linearen Methode berechnet. Die Bestandsbebauung des Grundstücksareals Frankfurter Ring 227 wird ist seit
dem Auszug des Mieters bzw. der Übergabe in im April 2024 nicht mehr vermietet. Das
Grundstück wird entwickelt, unter anderem durch Bebauung für eine höherwertige
Nutzung. Seit April 2024 wird keine Abschreibung mehr gebucht, der Restbuchwert
des Gebäudes ist auf die Position Anlagen in Bau umgegliedert, Bauzeitzinsen werden
seit Dezember 2023 anteilig aktiviert mit einem Effekt von EUR 200.000,00 in 2023 bzw. EUR 3.000.000,00 in 2024.
Forderungen und sonstige Vermögensgegenstände werden zum Nennwert bilanziert. Erkennbaren Ausfallrisiken wird im Einzelfall durch Bildung einer entsprechenden
Wert- berichtigung Rechnung getragen. Die flüssigen Mittel sind zum Nennwert am Bilanzstichtag angesetzt. Die Rückstellungen berücksichtigen alle erkennbaren Risiken und ungewissen Verpflich- tungen. Der Ansatz erfolgte in Höhe des Erfüllungsbetrages, der nach vernünftiger
kauf- männischer Beurteilung erforderlich war. Die Verbindlichkeiten sind mit dem Erfüllungsbetrag passiviert. C.
Besicherung von Verbindlichkeiten
Der Gesamtbetrag der besicherten Verbindlichkeiten beträgt EUR 83.100.000,00 Die nachfolgenden Sicherungsarten und Sicherungsformen sind mit den Verbindlichkeiten verbunden: - Grundschuldeintragungen in Höhe von EUR 109.200.000,00 - Abtretung von Kaufpreisforderungen und sonstiger Zahlungsansprüche gegenüber
den - Käufern des Finanzierungsobjektes - Abtretung sämtlicher Ansprüche aus Vermietung und Verpachtung des Objektes Connex in München, Frankfurter Ring 81 - Abtretung sämtlicher Ansprüche bei Rückabwicklung der Grundstückskaufverträge - Rangrücktrittserklärung einer Gesellschafterin des Darlehensnehmers D. 1.
