Anhang für das Geschäftsjahr 2019I. Allgemeine Angaben zum Jahresabschluss Die Projekt Thuringia Properties GmbH hat ihren Sitz in Berlin und ist unter der Nummer HRB 159385 B in das Handelsregister des Amtsgerichts Charlottenburg eingetragen. Der vorliegende Jahresabschluss wurde nach den maßgeblichen Vorschriften des Handelsgesetzbuches in der Fassung des Bilanzrichtlinie-Umsetzungsgesetzes (BilRUG) und denen des GmbH-Gesetzes aufgestellt. Die Gesellschaft ist eine kleine Gesellschaft im Sinne des § 267 Abs. 1 HGB. Die Bilanz sowie die Gewinn- und Verlustrechnung sind entsprechend den Bestimmungen des HGB gem. §§ 266, 275 HGB gegliedert. Die Darstellung der Gewinn- und Verlustrechnung wurde nach dem Gesamtkostenverfahren gem. § 275 Abs. 2 HGB erstellt. Die Formblätter für die Gliederung des Jahresabschlusses für Wohnungsunternehmen in der Fassung vom 17. Juli 2015 wurden beachtet. Im Interesse einer besseren Klarheit und Übersichtlichkeit werden die nach den gesetzlichen Vorschriften bei den Posten der Bilanz und der Gewinn- und Verlustrechnung anzubringenden Vermerke ebenso wie die Vermerke, die wahlweise in der Bilanz bzw. Gewinn- und Verlustrechnung oder im Anhang anzubringen sind, insgesamt im Anhang aufgeführt. Die Gesellschaft wird in den Konzernabschluss der Grand City Properties S.A., Luxemburg, einbezogen. II. Angaben zu Bilanzierungs- und Bewertungsmethoden Das Sachanlagevermögen wird zu Anschaffungskosten, vermindert um lineare Abschreibungen angesetzt. Die planmäßige Abschreibung erfolgt linear, entsprechend der voraussichtlichen Nutzungsdauer des jeweiligen Vermögensgegenstandes. Die voraussichtliche Nutzungsdauer entspricht im Wesentlichen den von der Finanzverwaltung veröffentlichten AfA-Tabellen. Die Bewertung der Gegenstände des Vorratsvermögens erfolgt grundsätzlich zu Anschaffungskosten unter Beachtung des strengen Niederstwertprinzips. Die Vorräte beinhalten ausschließlich noch nicht abgerechnete unfertige Leistungen aus Heiz- und Betriebskosten. Die damit in Zusammenhang stehenden erhaltenen Anzahlungen werden unter den Verbindlichkeiten ausgewiesen. Forderungen und sonstige Vermögensgegenstände werden mit dem Nennwert angesetzt. Erkennbare Einzelrisiken werden durch die Bildung von Einzelwertberichtigungen berücksichtigt. Dem allgemeinen Ausfall- und Kreditrisiko wird durch eine Pauschalwertberichtigung auf die Netto-Forderungen ausreichend Rechnung getragen. Die liquiden Mittel und das Eigenkapital werden mit dem Nennwert bewertet. Die Steuerrückstellungen und die sonstigen Rückstellungen berücksichtigen alle erkennbaren Risiken und ungewissen Verpflichtungen. Die Bewertung erfolgt jeweils in Höhe des nach vernünftiger kaufmännischer Beurteilung notwendigen Erfüllungsbetrages. Die Verbindlichkeiten werden mit ihrem Erfüllungsbetrag bilanziert. Der passive Rechnungsabgrenzungsposten enthält Einnahmen vor dem Bilanz-stichtag, soweit sie Ertrag für eine bestimmte Zeit nach dem Bilanzstichtag darstellen. III. Angaben zur Bilanz Forderungen und sonstige Vermögensgegenstände Von den Forderungen und sonstigen Vermögensgegenständen betreffen € 1.749.061,75 (im Vorjahr: € 3.100.321,42) Darlehen mit einer Restlaufzeit von mehr als einem Jahr. Verbindlichkeiten Der Betrag der Verbindlichkeiten mit einer Restlaufzeit bis zu einem Jahr beträgt € 754.116,65 (im Vorjahr: € 759.974,52) und der Betrag der Verbindlichkeiten mit einer Restlaufzeit von mehr als einem Jahr beträgt € 5.359.484,77 (im Vorjahr: € 6.537.467,14).
