The sold area includes all undeveloped plots acquired by purchase within the building area of a municipality with a minimum size of 100 m². They reflect the supply that apartment seekers encounter when searching online for a rental apartment. For standard preparation down to the district level, the considered apartments were limited to living spaces of 40 to 100 m² with average furnishings in medium to good residential locations. The data used includes net cold rental offers, excluding cold and warm ancillary costs. The databases of IDN ImmoDaten GmbH, with listings from over 120 real estate portals and newspapers, are used as a source, which the BBSR processes to calculate average rental offers. This source does not capture all apartment offers. Listings from local newspapers, tenant or company publications, or notices cannot be included. Apartment placements through customer and waiting lists of housing companies or brokers also cannot be considered. Therefore, apartments in the affordable rental segment may be underrepresented with this data source. Rents from existing rental agreements cannot be represented with this data basis either.

On the one hand, the trend towards households with fewer people leads to the population claiming more living space overall. This general trend towards more living space per person is further reinforced by age groups over 75 years often occupying above-average-sized apartments or houses. This indicator also includes the living spaces of vacant apartments, which, due to regionally varying vacancy rates, leads to issues of significance and comparability. The data before 2011 is based on the continuation of the VZ/GWZ 1987 and from 2011 on the building and housing census 2011. The population figures are based on the continuation of the population status of the federal and state governments as of December 31 of the year. The continuation is based on the 1987 census (FRG) or 1981 (GDR), the 2011 census, and the 2022 census.
